Fleet Landing unveils Southbank Tower plan

Fleet Landing has announced conceptual plans for its third community, envisioned for the Duval County School Board Headquarters site on the Southbank of the St. Johns River, pending the School Board’s approval of a sale.

Designed as a transformational addition to Jacksonville’s skyline and the Southbank neighborhood, the initial phase will feature a 30-story residential tower encompassing approximately 557,000 gross square feet. With nearly 300 residences ranging from 1,000 to more than 3,500 square feet, the tower will be home to more than 500 residents and will anchor a community that blends modern living with exceptional amenities and services.

A second phase of development is envisioned to include additional residences and amenities designed to complement the first tower. This future expansion will introduce ground-floor retail along Prudential Drive.

Residents of Fleet Landing Southbank will enjoy more than 68,000 square feet of lifestyle amenities, including three full-service restaurants, a performing arts center and a wellness complex with a gym, aerobics and yoga studios, and a full spa.

Fleet Landing’s WELLInspired lifestyle program will activate these spaces, offering an active and enriching retirement experience in the heart of the city. As health needs evolve, residents will also have access to supportive living environments in a licensed assisted living setting.

The Southbank location will be positioned to connect residents to Jacksonville’s premier cultural venues, historic neighborhoods and nationally recognized health care providers.

To bring this vision to life, Fleet Landing has engaged Gensler, a global architecture, design and planning firm.

Fleet Landing, the largest private employer in Atlantic Beach, will create more than 1,400 construction jobs during the build-out and 200 permanent positions once the community is operational. The influx of residents and employees will generate a sustained boost to the local economy, supporting restaurants, shops, cultural venues and service providers throughout downtown.

Although owned and operated by a nonprofit, mission-driven corporation, the independent living units and amenity spaces are projected to generate several million dollars annually in ad valorem property taxes under Florida law. This ensures the project contributes meaningfully to Jacksonville’s fiscal base.

In addition to its economic contributions, Fleet Landing Southbank will serve as a long-term community anchor, ensuring the riverfront development is not only a residential destination but also a driver of civic engagement and cultural vitality.

A timeline for development will be determined pending approval by the Duval County School Board to proceed with the sale of the headquarters site.
