NAI Hallmark, Jacksonville's largest locally owned commercial real estate brokerage and property management firm, has announced the sale of Butler Pointe, a five-story, 151,815-square-foot multi-tenant office building located at 4500 Salisbury Road in Jacksonville.
NAI Hallmark’s Daniel Burkhardt, Keith Goldfaden and Alex Caliel represented the seller, Acorn Butler Pointe LLC, in the transaction. The property was acquired by Gabriel Elkaim for $14.7 million.
Situated on approximately 8.06 acres in Jacksonville’s Southpoint office submarket, Butler Pointe offers exceptional visibility from Interstate 95 and J. Turner Butler Boulevard (State Road 202), two of Northeast Florida’s busiest corridors. The property benefits from its central location with convenient access to downtown Jacksonville, St. Johns Town Center and the Beaches.
“While investors remain selective in today’s office market, there continues to be strong demand for quality assets in premier locations,” said Daniel Burkhardt, partner, investment sales at NAI Hallmark. “Butler Pointe offered a unique combination of a premier Southpoint location, exceptional visibility along Interstate 95 and J. Turner Butler Boulevard, and a diverse tenant base. That combination generated significant investor interest, resulting in a competitive sales process.”
