The Hutson Companies’ SilverLeaf is still one of the fastest growing master planned communities in the nation. SilverLeaf has earned the 9th place rank with 902 sales in 2023, according to RCRLO, a real estate company that surveys master planned communities across the nation.

“Once again we hit amazing numbers, finishing in the top 10 Fastest Growing Communities in the Nation,” said Senior Vice President Travis Hutson. “SilverLeaf in 2023 experienced a 25% increase in closed homes sales and a 12% increase in average lot prices. We have an additional four miles of county collector road completion, a near lease out of our first commercial complex with new businesses, and the opening of our first apartment community. Our growth is expected to continue into 2024 with eight subdivisions currently under construction and two more in design, along with another county collector road. We currently estimate our economic impact to be over $1.5 billion in St. Johns County. We want to thank our builders, contractors, sub-contractors and residents for being a part of our vision.”

“I want to congratulate SilverLeaf for its continued success,” said County Commission Chair Sarah Arnold. “This developer continues to expand on its infrastructure commitment with even more roads and sidewalks for residents in and around SilverLeaf. The economic impact alone in such a short span has been a tremendous asset for our county.”

“We have seen a strong demand for commercial and retail businesses interested in opening in SilverLeaf,” said Chet Skinner, vice president of Skinner Bros. Realty. “We see the true potential for the SilverLeaf community and are excited about future possibilities within this project.”

SilverLeaf is a master-planned community with no CDD fees, boasting neighborhood parks and an award-winning amenity. This new-home community is located between County Road 210 and State Road 16 at St. Johns Parkway west of Interstate 95. It is comprised of approximately 11,000 acres and seven miles of a county roadway, St. Johns Parkway. SilverLeaf is zoned for 16,300 dwelling units, 2.9 million square feet of mixed use and commercial space and has more than 4,350 acres of conservation land.

SilverLeaf consists of several neighborhoods in a wide range of sizes, price points and styles for both individuals and families. It will be one of the largest community developments in Northeast Florida.
