As assistant general manager of Berkshire Hathaway HomeServices Florida Network Realty, Don Cline works closely with the firm’s brokers, coaching agents on the use of market tools and technology to increase exposure for the firm’s clients. He also oversees training, support and recruitment while managing the firm’s busy Beaches office.

What is the current state of the local real estate market?

The current state of the market is very good.  This is a terrific time to offer your home for sale. Inventory is down 15 percent over the same time last year, and pending and closed sales are up almost 5 percent. Of course, some areas are better than others. For example, our Beaches office closed sales (units) are up 21 percent over the same time last year.  

Are buyers in a more favorable position or are sellers commanding top dollar?
Currently within our marketplace of Northeast Florida, market statistics show a preference for sellers. They are able to push their limits on pricing. But appreciation is not out of control as prices increased a little better than 6 percent this past year.

What are the top features today’s buyers are currently seeking in a home?

It’s still location and affordability. Most buyers are focused on lifestyle. Does the house and surrounding area offer the lifestyle they are seeking? Walkability, convenience, family, schools, relaxation, sports, worship, shopping are also important.  

Is there a segment of the local market that’s currently most active?

No segment of the population appears to be dominating the market currently. The statistics actually show the most activity in the $300,000 to $500,000 range, indicating that move-up buyers represent the largest increases in sales over the past year, at better than 18 percent.

Are you involved in any charitable or civic activities?

Berkshire Hathaway HomeServices Florida Network Realty has supported Dreams Come True for nearly three years, donating nearly $100,000 to the nonprofit organization by contributing a portion of proceeds from every completed home sale. In 2015, our contributions were allocated to support Special Times with the Jacksonville Jaguars in conjunction with Dreams Come True. We truly appreciate the support we received from our valued customers and our passionate team to help make dreams come true for many deserving local children. Events like this remind the children and their families that they are special and loved.

Recently, our team came together with nearly a thousand others in our community to celebrate and support a magical Dream Day unlike any other. Berkshire Hathaway HomeServices came out in number to cheer on 50 special local children, also known as Dreamers, as part of the Dreams Come True of Jacksonville’s Dream Day 2016. We were so honored to be a part of this incredible and unforgettable event! It was a thrilling and uplifting day for everyone who attended, especially the amazing Dreamers and their families.

What hobbies or activities do you enjoy in your free time?

One of my most enjoyable activities is golf. Recently my parents have relocated from Virginia to Florida and reside about a mile away, giving us a chance to visit and help out.
